MEMBERSHIP TERMS
Article 1 (Membership Qualification)
- 1.A "Member" refers to an individual who has applied for membership as specified by Daiwa House Realty Mgt. Co., Ltd. (hereinafter referred to as "the Company") for the hotels operated by the Company under "Daiwa Roynet Hotels" (excluding overseas hotels, hereinafter referred to as "the Hotel"), having agreed to these Terms and the accommodation regulations listed on the Hotel's official reservation website (https://www.daiwaroynet.jp/en/), and whose registration has been completed.
- 2.Members cannot transfer, lend, purchase, or entrust their membership qualifications to anyone other than the member themselves.
Article 2 (Membership Registration Process)
- 1.You may apply for membership through the Hotel’s official reservation website or the membership page of the smartphone app, and membership is completed upon successful registration.
- 2.You will not be eligible for membership if any of the following apply:
- i)If you do not agree to these Terms or related conditions.
- ii)If you have previously violated these Terms or related conditions and have been subject to cancellation of membership or similar actions by the Company.
- iii)If the application details submitted at the time of registration include false information.
- iv)If it is found that you are a member of an organized crime group, gang member, quasi-member of a gang, corporate extortionist, social activist extortionist, special intelligence crime group, or any other similar antisocial force (hereinafter collectively referred to as "Antisocial Forces"), or have close ties to Antisocial Forces (including providing funds or other benefits), or if you are found to be closely related to such forces.
- v)If the Company deems it inappropriate to approve your membership for any other reason.
Article 3 (About Membership Ranks)
- 1.Membership rank for the membership rank application period (April 1 of the following year to March 31 of the year after that) is determined based on the total number of points earned during the point evaluation period (January 1 to December 31) as follows:
Silver Rank: |
Total points earned during the point evaluation period are less than 3,000 points. |
Gold Rank: |
Total points earned during the point evaluation period are between 3,000 and less than 30,000 points. |
Diamond Rank: |
Total points earned during the point evaluation period are 30,000 points or more. |
- *New members start at Silver Rank.
- *Rank upgrades occur immediately upon reaching the required total points for the next rank, regardless of the membership rank application period.
- *Rank downgrades occur if the total points earned during the point evaluation period (January 1 to December 31) do not meet the conditions for the current membership rank. The downgrade will apply from the beginning of the next membership rank application period (April 1 of the following year).
- *Points are awarded based on the date of stay. For consecutive stays over the New Year period, points are accumulated as follows:
- Examples:
Stay on December 31, 2024: Points count towards the 2024 point evaluation period.
Stay on January 1, 2025: Points count towards the 2025 point evaluation period
- 2.Members are eligible to receive various benefits as determined by their membership rank. The content of these benefits can be checked on the Hotel’s official reservation website.
- 3.Membership benefits may change without prior notice. The most recent benefits listed on the Hotel’s official reservation website will apply, and past benefits that have been discontinued or altered will not be applicable.
Article 4 (Membership Points)
- 1.Membership points are awarded upon completion of the specified procedures by checkout. Except for certain hotels, the designated points will be reflected on the My Page of the Hotel’s official reservation website or the app by the second day after checkout. For more details, please ask the hotel staff.
- 2. The point redemption rate is as follows:
- i)If the reservation is made via the Hotel’s official reservation website, directly at the hotel, or by phone, points will be awarded based on the member rank for every 100 yen (including tax) of room charges. (Amounts less than 100 yen will be rounded down.)

- ii)If the reservation is made through a travel agency (including online booking sites), a flat rate of points will be awarded per room per night, regardless of room charges:

- 3.Points are only awarded for the room charges (the room rate at the time of reservation) when the member stays.
*If the room is used by multiple people, points will be awarded to the primary member.
- 4.Points will not be awarded for any additional charges made at check-in or after check-in, including breakfast, telephone, VOD (Video on Demand), body care (massage), other hotel facilities, accommodation tax, bath tax, etc.
- 5.Points expire at the end of the month two years after the point award date (the date of stay).
- *Points awarded for items other than room charges may have different expiration terms, so please check the Hotel’s official reservation website for details.
- *Points will automatically expire after the expiration date.
- *For consecutive stays, the point award dates and expiration terms are as follows:
- Example:
Stay for two nights starting January 31, 2025:
Points for January 31: Award date January 31 → Expiration January 31, 2027
Points for February 1: Award date February 1 → Expiration February 28, 2027
- 6.Points can be used at the time of reservation or check-in payment at a rate of 1 point = 1 yen, starting from a minimum of 10 points.
- 7.Members are responsible for any damage, lost points, or disputes arising from insufficient management of user IDs, passwords, misuse, or third-party use, and the Company assumes no responsibility.
- 8.Membership points cannot be transferred, lent, purchased, entrusted, or combined.
- 9.When members use points for accommodation fees, the receipt issued by the automatic payment machine will include a detailed list of used points, and the receipt will reflect the total amount minus the points used.
If you require a receipt showing the total amount, including the points used, a separate receipt with the points listed will be issued.
Article 5 (Admission and Membership Fees)
- There are no admission or membership fees.
Article 6 (Validity of Membership)
- There is no expiration date for membership.
Article 7 (Handling of Personal Information)
- Recognizing the importance of protecting personal information, the Company considers the appropriate use and protection of personal information not only fundamental to its business activities but also a social responsibility. Based on the following policies, the Company aims to strengthen trust.
- 1.When the Company handles personal information, it will clearly state the purpose of use and use it only within the scope of that purpose.
- 2.The Company will not provide personal information to third parties without consent, except when necessary to fulfill contractual obligations or for other legitimate reasons.
- 3.The Company will implement security measures to prevent unauthorized external access to personal information, as well as to protect against loss, destruction, alteration, or leakage of personal information, and will strive to manage personal information safely and appropriately.

Article 8 (Management of Member Information)
- 1.Members are responsible for strictly managing their membership information (including membership number, email address, password, and any information entered online using external linkage functions, collectively referred to as "Member Information") to ensure it is not disclosed to third parties. Members must not lend or allow others to use this information. If a third party uses the membership information to access services, the Company will consider it as if the member themselves has used the service.
- 2.The Company is not responsible for any damages incurred by the member or third parties due to loss, damage, theft, duplication, forgery, or unauthorized use of Member Information, except when the Company is at fault.
- 3.Members are responsible for managing and updating their registered information to ensure it remains accurate. If there is a change in member information, the member must promptly make the necessary updates through the Hotel’s official booking website or app. The Company will not be held responsible for any damages, disadvantages, or lost opportunities resulting from failure to complete such updates.
- 4.The Company does not have access to members’ passwords. If a member forgets their password, they must reset it themselves in accordance with the procedures provided by the Company.
Article 9 (Loss of Membership)
- Members will lose their membership and points in the following cases:
- 1.When the member completes the withdrawal process and the withdrawal is confirmed.
- 2.When the member’s contact information, such as address, phone number, or email address, becomes unknown.
- 3.When false information is provided at the time of registration.
- 4.When there is a delay in payment or any trouble occurs at the hotel (including disputes between customers).
- 5.When the member significantly damages the reputation of the hotel or the club, or disrupts order.
- 6.When the member violates the hotel’s accommodation terms, various usage regulations, or these Terms.
- 7.When forgery, alteration, or unauthorized use of the membership is discovered.
- 8.When the member is found to be involved with or considered by the Company to be associated with any organized crime groups as defined by the "Act on Prevention of Unjust Acts by Organized Crime Group Members."
- 9.When illegal activities are carried out within the hotel premises.
- 10.When the same individual is found using points or coupons obtained through campaigns with more than one ID.
- 11.Any other situations where the Company deems the member unfit to hold membership.
Article 10 (Changes to the Terms and Conditions, etc.)
- 1.Members agree in advance that the Company may change, revise, or discontinue these Terms or member benefits without prior notice. Members also agree in advance to comply with the revised Terms if changes are made. The updated Terms will be posted on the Hotel’s official reservation website (https://www.daiwaroynet.jp/en/).
- 2.The revised Terms will take effect from the effective date specified at the time of notification on the Hotel’s official reservation website.
Article 11 (Termination of the Membership Program)
- The membership program may be terminated, with prior notice given to members.
Article 12 (Governing Law and Exclusive Jurisdiction)
- 1.The governing law for these Terms shall be Japanese law.
- 2.All disputes related to these Terms shall be subject to the exclusive jurisdiction of the Tokyo District Court as the court of first instance
Article 13 (Language)
- The official language of these Terms is Japanese, and even if translations are made into other languages, only the original Japanese version will have legal effect.
